Task 1 – Explain the case study
As a company CEO of (Island Developments Pty Ltd) we specialize in developing tropical island resorts, we’re known for developing numbers of island resorts in the past 10 years, for families and young people that can visit on holiday all year round.
You’ll experience overwhelming events featuring an Aqua park, participating in beach activities and water sports, snorkel diving discovering the wonders of coral reefs and marine environments and also exploring and relaxing on a remote tropical island paradise. We’re starting on developing a new immense project to create a new resort off the coast of Rockhampton a previously undeveloped tropical island called Aqua Island.
We've had negotiations with the Queensland Government and we acknowledge the fact that our previous resorts have received some criticism lacking environmental sustainability. Aqua island has one of the rarest bird species known as the Aqua Crested Lorikeet that lives and breeds only on this island and it’s surroundings, and we’ve decided to construct our latest island to become eco-friendly.
The options for the development of the Aqua Island:
- An exquisite hotel for guests to stay in, the cost to build is $150 million plus $50 million for every 100 rooms.
- An enormous ‘Aqua Park’ theme & water park for families and people who enjoy the pools etc, the cost to build is $145 million.
- A beach games area for those who enjoy the sand or fun beach activities, the cost to build is $1.2 million.
- A marina so that private boats and yachts can dock on the island. It’s also important due to the fact that this attracts more guests that travel from mainlands and such, cost to build is $115.2 million.
- A pontoon on the outer of the Great Barrier Reef, this is for tourists to experience diving and snorkelling and also tour of the reef, cost to build is $27.6 million
- An environmental park that will educate tourists about protecting the flora and fauna on tropical islands and also the Great Barrier Reef, cost to build is $19.5 million
(Total build cost $660 million)
To ensure the Aqua Crested Lorikeets are not impacted by the development a further $50 million will be added to the cost of developments due to the pressure of the green groups. Also protection for the Great Barrier Reef could cost a further $25 million.
The expected full development of the tropical resort will take 5 years. During the construction of the resort it will generate 1000 full time jobs, and for the next 35 years 500 full time jobs to run the resort island. This will produce $70 million per annum for the developers and $30 million for the local community, based on if the full 400 room hotel is built. This is desperately for the local community that are in need of money and jobs that have been struggling with the closure of the local car industry in the past two years.
The Aqua Park is expected to be the centrepiece of the tropical resort, attracting many people around the world, without it there could be as much as 50% in revenue and 25% reduction in employment to the island development.
Unfortunately there are significant financial constraints and the island developments are not able to raise the full funds on our own. Negotiations with the Queensland government were able to receive assistance to help fund the project. However it’s expected there will be $600 million for the island. The Queensland Government is environmentally focused and without any environmental protection the project won’t be funded which is impossible for any development to occur.
